Fee-assisted legal service for remortgages

We’ll pay for the standard legal work if you use the fee-assisted legal service. Your client will have to pay extra fees which could include:
- telegraphic transfers of surplus funds on completion (if applicable).
- payment for redeeming the existing mortgage.
- electronic ID checks.
- a title transfer.
Optima will send your client a copy of their standard legal fees and charges in the intro pack. We'll issue this once we formally instruct our nominated solicitor to act on our behalf.
The fee-assisted legal service applies only if the applicants use our nominated solicitor. It's available for complex remortgages.
This includes, but isn't limited to, these cases:
- Where the existing property has an Islamic mortgage linked to it and is being remortgaged to us (as there are more works needed to amend the freehold).
- Where money is being raised to buy equity or as part of a divorce settlement.
- Porting cases with a let-to-buy remortgage and early repayment charges.
- Where there’s anything onerous/restrictive on the title deeds.
- Where the property has been owned for less than six months.
- Where there is a transfer of title from joint to sole names.
- If the property has been fitted with solar panels.
- Where a lease extension is needed.

Our service level agreement with the fee-assisted legal firm is 28 days from instruction (offer) to completion. If urgent work is needed, the applicant should hire their own solicitor. This must be noted on the broker declaration form. It must confirm that the applicant knows of the added cost.
